Pathological Audit
Are you encountering structural or technical issues in your buildings? Are you seeking to accurately identify defects, deterioration, and potential risks in your real estate assets? We can provide you with a pathological audit that will guide you through the process and help improve the management of your real estate assets.

Structural diagnosis
Are you planning a restructuring and rehabilitation project? Do you need to conduct a structural assessment of the load-bearing elements in an existing structure and understand its construction system? A comprehensive analysis of your structure's structural condition and enclosing elements is essential.
Pathological Audit
The pathological audit is intended for property owners who are focused on maintaining the quality and value of their assets. Property managers also consider it an essential tool for identifying and addressing structural or technical defects affecting the buildings under their care.
The audit is tailored to meet your specific needs and the issues encountered in your building. We conduct a thorough analysis and propose solutions that are adapted to your situation. With our expertise in the field, we intervene in a range of areas, including:
Structural disorders
- We conduct a thorough inspection of the structures to accurately identify existing issues.
Waterproofing defects in flat roofs
- Based on our findings, we provide recommendations to address the issues and ensure the long-term sustainability of your assets.

Regulatory non-compliance & Fire safety risks
- We develop a comprehensive action plan to bring your real estate assets up to code and ensure their security.
Structural Diagnosis & Structural Recognition
Are you planning a restructuring and rehabilitation project? Do you need to conduct a structural assessment of the load-bearing elements in an existing structure and understand its construction system? A thorough analysis of your structure's structural condition and enclosing elements is essential.

What is structural recognition?
Structural reconnaissance refers to the process of gathering and analyzing information about existing structures to better understand their location, condition, and function within the building. It is an essential step in planning construction, rehabilitation, or maintenance projects, enabling informed decision-making and ensuring the safety and longevity of the structures involved.
What is a structural diagnosis?
Structural diagnosis involves a comprehensive assessment of the condition of the elements in an existing structure. It is used to identify potential defects or damage and evaluate the load-bearing capacity of the structural components. A structural diagnosis thus provides a detailed analysis, offering crucial information for the planning and execution of rehabilitation, restructuring, extension, or maintenance projects.
Our Means of Investigation
Our team of experts supports you in achieving your project goals by utilizing advanced techniques and tools, ensuring a precise and thorough analysis. Specifically, we use:

Ground Penetrating Radar
The Ground Penetrating Radar (GPR) enables the non-destructive detection and location of reinforcements within reinforced concrete structural elements.
The measurements are taken along a linear path, allowing the precise identification and positioning of reinforcements perpendicular to the direction of the measurement. These measurements can cover several meters in length.
The "Radargram" profiles are generated from these measurements. The reinforcements are represented by hyperbolas, which show their coatings and spacing.

Sclerometer
The surface hardness of concrete is measured using a sclerometer.
The sclerometer is a non-destructive testing device that measures the rebound height of a mass after it impacts the surface being tested. The greater the surface hardness, the more elastic energy is transmitted to the moving mass, resulting in a higher rebound value. This method allows for the assessment of surface hardness and can also detect heterogeneities within the concrete.
The sclerometer provides a range of values indicating the compressive strength of the concrete.

Ultrasound
Using ultrasound, it is possible to measure the original or residual thickness of various parts or structures. Ultrasonic waves are introduced into the material and reflected when they hit the opposite wall of the component. The ultrasonic thickness gauge then uses the time taken for the wave to complete its round trip to determine the thickness of the wall.
This non-destructive testing (NDT) technique provides instant results.
Engineering Services
In addition to this thorough reconnaissance, our team offers advanced engineering services tailored to address your specific needs. Among these services, we provide:
Calculation of load-bearing capacity of structures
Calculation of the load-bearing capacity of structures involves evaluating the strength and stability of the structural elements to ensure they can safely support the intended loads. This process includes the analysis of materials, design specifications, and environmental factors that may impact the structure's performance.
Assessment of fire stability of structures
Assessment of the fire stability of structures focuses on evaluating the performance of a structure under fire conditions to ensure its safety and structural integrity.
3D modeling of structures & Creation of DWG plans
3D modeling of structures & creation of DWG plans for accurate representation and documentation of your building's design, ensuring precision and ease of communication across all project stages.
